  • Renter wont leave?

    Hi here is a question I was hoping someone here would have an answer to. My friend recently moved out of his apt. Instead of selling he decided to rent out his place. So he gets a tenant to move in. On move in day he is informed by the strata that the rentals in the building were maxed out and that they would be fining him for every month that the tenant remains. So he informs the tenant of his dilema and offers her time to find another place rent free until she finds such place. Two and a half months have now gone by and he feels that although it was his fault that she must now vacate and find another place that he is now being taken advantage of since she has made no attempt at moving. So I advise him to call the RTO but they say that since she has not paid any rent that she is not a tenant. And since they only deal with landlord-tenant disputes that they have no suggestions for him.

    What do you think he should do now? At what point can he get her to leave? He understands that he has caused her financial burden (ie moving costs and such) but isn't 2.5 months of free rent enough to cover that? Any suggestions are appreciated.

    I have a 13 yr old dog that needs a home....i was wondering if there were any senior dog's home in the area....its hard to find a home for him since we tried already once to give it to somebody but found out that person was abusing him....so was thinking of finding a senior's dog home ???? or if there is another option??

  • Where do I stand legally if I damage something of yours...?

    Say I borrow your bike and have an accident. You are a bike dealer and are familiar with the cost associated with fixing this bike. We look over the damage and concur that it is slightly damaged and should cost about a $100 to fix. A couple months later you fix the bike and send a bill for $1000. Is the person entitled to the $1000?

    What if the bike dealer rents out these bikes as a business and the bike was never in that great shape to begin with. Can the dealer replace a whole bunch of parts with new parts actually costing $1000 or would he have to consider the depreciation and condition of the existing bike when calculating what you actually owe him. For example if one of the frames was already dented and you put another dent on the same frame, can you be made responsible for the replacement of the frame as if it were brand new?
